We asked Central Ohio realtor, Carie Kurtz, for some remodeling advice homeowners should follow to increase the value and appeal of their home to prospective buyers.

Hire a Professional Remodeling Contractor

Carie’s biggest piece of remodeling advice is for homeowners to hire a professional contractor rather than attempting to complete major improvement projects themselves. Perhaps in an effort to save money, homeowners who don’t hire a professional often end up with a finished project that detracts from the value and appeal of their home, rather than adding to it. A professional contractor will offer a remodeled project that features higher quality products and exceptional craftsmanship that will encourage prospective buyers to bid on your home.

Focus Your Efforts on the Kitchen and Bathroom Updates

It’s been said that the best place to spend money in a home is on remodeling the kitchen and bathrooms. In fact, Remodeling magazine’s recently published data on the return on investment for home remodeling projects agrees, showing a 65-81% return on investment for bathroom and kitchen remodeling projects. When asked about the motivating factor for most buyers, our Central Ohio realtor said that “80%, if not higher” of homebuyers’ decisions are based on the state of the kitchen and bathrooms. Her remodeling advice is to replace worn countertops and cabinet hardware, and to shy away from busy tile backsplashes and outdated color palettes.

The Top Three Tips Before You List Your Home

Remodeled Contemporary Kitchen Central Ohio Carie encourages homeowners to do three things prior to listing their homes for sale. First, update the electrical system. Circuit breaker panels only last about 25 years. If your breaker trips frequently, the lights dim when you turn on major appliances, or you have to use extension cords or adaptors to create extra “outlets” in your home, it’s time to update the electrical system.

Second, clean and declutter! Buyers need to be able to imagine their stuff in your home. And they don’t want to have to look past bathtub scum or dust bunnies to do it. Here are some wonderful tips on decluttering and staging your home!

Thirdly, remodel the kitchen. “People want a nice, clean kitchen with granite or quartz countertops and newer, but not necessarily top of the line, appliances,” Caries says.
